Founding Editor
The Emerald Coast Condo Map is written and maintained by Josh Parish, a Florida real-estate professional covering the Walton and Okaloosa coastline. Every building page is edited by a human who has walked the property, read the docs, and checked the parcel — not auto-generated from MLS feeds.
Editorial standards
- Facts (units, year built, address) come from county records when MLS disagrees.
- Pins are verified at the parcel; buildings with imprecise coordinates are flagged and excluded from search until corrected.
- No paid placements. No sponsored ranking. No affiliate links inside building pages.
- Corrections are welcomed and ship same-week.
Methodology — proprietary metrics
Walk-to-sand minutes
Door-to-sand walking time for the building's closest pedestrian beach access, measured on foot during off-peak summer hours and cross-checked against the parcel-to-mean-high-water line.
Source: on-foot measurement + Walton/Okaloosa parcel data. Cadence: re-measured at least annually. Limits: rounded to the nearest minute; weather and crowding can vary the experience.
Elevator-to-unit ratio
Total resident elevators (excluding service-only cars when posted) divided by the building's unit count, expressed as "1 : N" (lower N = shorter waits on a Saturday turnover).
Source: on-site count + association disclosure. Cadence: on building changes. Limits: doesn't capture elevator speed, capacity, or maintenance windows.
STR saturation band
Share of units actively listed as short-term rentals, bucketed into "Low," "Medium," and "High." Used to communicate the residential-vs-vacation feel of a building without publishing individual unit data.
Source: public STR listings sampled monthly + association rule scan. Cadence: reviewed quarterly. Limits: snapshot; off-platform rentals not counted.
