Josh Parish is the Founding Editor. He's also the Broker/Owner of Emerald Coast Acquisitions, a Harvard Certified Negotiator. The brokerage is what makes the map possible — the insider information, the market data read, county record extraction, and maintaining relationships with people who built / run these buildings. Everything here is sourced firsthand, from primary records and site work, never scraped from other sites.
Every building gets the same treatment. No paid placements, no sponsored rankings, no affiliate links, and no preference for what's for sale today over what isn't.
Methodology
Core Data — Year built, unit count, and stories are verified against county property appraiser records. When sources conflict, the county record is definitive.
Valuation Bands — Price bands are not list prices and not an automated estimate. Each is set from the median of a building's recent closed sales, drawn primarily from county deed records and supplemented by MLS. The map shows a band, never a specific sale price.
Operational Metrics — Walk-to-sand time, elevator ratios, and short-term-rental density are the kind of building-level knowledge a broker holds firsthand. They come from primary site work — visits and direct conversation with the people who run and live in each building — and roll out across the map building by building, each with its own definition.
Editorial Perspective — Reads on a building's atmosphere, its best and worst stacks, and who it suits are the author's own, stated plainly.
